Cortex Bio-Tech Innovation Hub

Modern Power Infrastructure for a Growing Tech Corridor

The Front Range Innovation Center is a 48,000-square-foot mixed-use commercial facility designed to support emerging technology firms in Northern Colorado. The project required a scalable and energy-efficient electrical infrastructure capable of handling fluctuating tenant loads, advanced networking requirements, and future expansion without major retrofits.

Our team engineered a robust distribution system with high-capacity switchgear, dedicated tenant metering, and redundant power pathways to ensure operational continuity. The system was designed with flexibility in mind, allowing tenants to customize their interior buildouts without compromising the integrity of the base building’s electrical backbone.

Energy Efficiency & Smart Building Integration

Sustainability was a core objective for this development. The facility integrates LED lighting with occupancy and daylight harvesting sensors, reducing overall energy consumption by an estimated 28% compared to standard commercial installations. Exterior site lighting was carefully designed to meet dark-sky compliance standards while maintaining safety and visibility.

Additionally, the project included smart building integration through a centralized energy monitoring system. This allows property management to track energy usage in real time, identify inefficiencies, and proactively manage demand loads. EV charging infrastructure was also installed to support future growth in electric vehicle adoption among tenants and visitors.
